The towns everybody else drives past.

The big striping outfits work out of Houston. A church in Beasley or a strip center in Kendleton is a special trip for them — priced like one, and scheduled whenever they get around to it. It isn't a special trip for us. We're based in Needville, so small-town Fort Bend is our home market, not our overflow. We'll drive to your lot and quote it the same as we'd quote one down the street.

These are the lots the Houston companies quote high to avoid. For us they're a few minutes down the road — so a twelve-stall church lot gets the same attention as a shopping center.

Needville

This is where we're from, so Needville jobs get the shortest lead time we offer. It's a small town with a lot of ground-level commercial: feed and ag supply, school district property, churches, and the older storefronts along Main. Small lots often get skipped by the big Houston striping companies because the job is too small to be worth the drive. It isn't for us.

Beasley

Small enough that most striping companies won't return the call, close enough that we can be there the same morning. Church lots, the school district, and the handful of commercial properties along the highway. If your lot has never been striped by anyone but the original paver, this is the kind of place we're built for.

Guy

Rural, and almost entirely off the radar of the Houston contractors. Churches, community buildings, and ag-related commercial. Lots out here tend to go a long time between restripes simply because nobody convenient ever offered — which usually means the ADA stalls need attention too.

Fairchilds

Right next door to us. Small community property, churches, and rural commercial. Jobs here are typically a single day, and we can usually fit one in on short notice because there's no drive to plan around.

Pleak

A small city just south of Rosenberg with a mix of community facilities and light commercial. Close enough that we can come back for a touch-up without it being a production — which matters more than people expect when a stencil or a curb needs a second pass.

Kendleton

One of the oldest communities in the county and one of the most consistently skipped by contractors. Churches, community centers, and small commercial along US-59. We'll quote a lot here without padding the number for the drive.

Orchard

Northwest corner of the county, rural, and a long way from anybody else's shop. Small municipal and community property, churches, and ag commercial. Worth a call if your markings have faded to the point you're not sure where the stalls used to be.

Simonton

Out along the Brazos on the western edge of the county. Small city facilities, churches, and event and venue property that needs a lot to look presentable for weekend traffic. Farther out for us, but that's the point — it's farther out for everyone else too.

Thompsons

A very small city in the southeast of the county with industrial and utility property nearby. Industrial lots need truck-scaled layouts and durable markings, and they wear faster than retail — so they're often overdue by the time anyone looks.

Rosenberg

Rosenberg has the heaviest concentration of commercial pavement close to us — big-box retail centers along the US-59/I-69 corridor, light industrial and warehouse property, and an older downtown with tighter lots that need careful layout to keep the stall count up. Retail centers here tend to run hot on fire lane compliance because of the traffic volume they carry.

Richmond

As the county seat, Richmond carries a lot of government and professional property: county buildings, courthouse-adjacent offices, law and title firms, and medical. That mix means accessible parking gets looked at more closely than average here, and stall counts have to be right. Good territory for an ADA audit before somebody else does one for you.

Sugar Land

The most demanding lots in the county, and the ones where appearance carries real weight. Corporate campuses, medical office buildings, master-planned retail, and HOA-governed commercial in First Colony and Telfair. Property managers here usually want the lot to look new, not just pass — which means crisp lines, clean edges, and no overspray on the curbs.

Missouri City

A lot of neighborhood retail centers, churches, and community property, plus a strong HOA presence. HOA and church lots are frequently the ones running longest without a restripe — nobody owns the decision until a board member finally raises it. We're happy to quote it for a board meeting and put the number in writing so it can be voted on.

Stafford

Stafford runs heavily commercial and industrial, and that changes the work. Warehouse and distribution property needs truck-scaled layouts, loading zone and dock markings, and interior warehouse floor striping as often as it needs parking stalls. Heavier vehicle traffic also wears paint down faster than a retail lot does.

Fulshear

One of the fastest-growing parts of the county, which means a lot of new construction and freshly paved lots. New asphalt needs about 30 days to cure before it takes paint properly, so timing matters here more than anywhere else we work. If you're coordinating a build-out, talk to us early and we'll schedule around the paving crew.

Sienna

A large master-planned community with amenity centers, community facilities, and newer neighborhood retail. Most of the pavement here is relatively young, which makes it a good candidate for staying ahead of the curve — restriping on an 18-to-24-month schedule keeps a lot looking new instead of letting it fade to the point where the whole layout needs redoing.

Outside the county?

Distance isn't the problem.

We're set up to travel, and we'd rather drive than turn down a lot that needs the work. If you're in Wharton, Austin, Colorado, or Brazoria County — East Bernard, Wallis, Boling, Damon, Sealy, El Campo — call us. Out-of-the-way lots are usually the ones that have gone longest without anybody looking at them, and that's exactly the work we want.
